India’s listed real estate market is broadening beyond traditional office and retail assets, with warehousing, logistics, data centres, renewables, and potentially healthcare emerging as the next sources of growth for REITs and InvITs. Regulatory reforms, strong investor demand, and a large pipeline of securitisation-ready assets are supporting the expansion of these vehicles, while providing developers with new avenues for capital recycling and funding. As institutional ownership deepens and new economy sectors mature, India’s REIT and InvIT market is positioned for significant growth, supported by both rising domestic capital and increasing interest from global investors.
