Strong fundraising activity, attractive yield spreads over government bonds, and growing participation from pension funds and sovereign wealth funds are supporting the sector’s expansion, while policy initiatives such as the National Monetisation Pipeline are expected to widen the supply of eligible assets. As infrastructure investment accelerates and developers adopt more asset-light strategies, InvITs are positioned to play a larger role in funding India’s long-term growth and attracting institutional capital.
